Off-plan vs ready property in Dubai
You can buy a home in Dubai from the developer before completion, or one that is already built. Each option has its own advantages.
In short Off-plan: a lower launch price and a developer payment plan. Ready property: you can move in or rent it out straight away. Off-plan carries the risk of delays. Ready property usually needs the full amount or a mortgage.
When to choose off-plan When a bank-free payment plan and a price below the ready market matter to you, and you are willing to wait for handover. It suits people buying for the future.
When to choose ready property When you need a home now or want rental income straight away. You can view the property and judge the yield from actual rents.
How to compare fairly Work out the full cost with the DLD fee and compare price per m² with the area. For off-plan, factor in the waiting time during which the home earns nothing.
How the financial load is spread With off-plan you pay gradually: the booking, then instalments on a schedule. Ready property is usually paid for at once — from your own funds or with a mortgage where the bank finances part of the price.
Income and timing A ready home earns from the first month of renting. An off-plan home only starts earning after handover; by then its market price may have risen, but there is no guarantee.
How PromptEstates helps PromptEstates searches developer projects and shows price per m² next to the area average, so you can see how an off-plan home compares with the market.
Frequently asked questions Which is better for investment? It depends on the goal: ready property for immediate income, off-plan for a payment plan and potential price growth. Compare full cost and yield using the same method.
Can you get a mortgage for off-plan? Some banks lend on property under construction, but off-plan is more often bought on a developer payment plan.
Which is easier to resell? Ready property sells more easily; reselling off-plan before handover is possible on the developer’s terms.
