Bur Dubai: new apartment projects and the area
Bur Dubai is the historic heart of the city on the western bank of Dubai Creek, opposite Deira. Most buildings here are older, but new off-plan towers are rising in Wasl 1 next to Zabeel Park and in Dubai Healthcare City.
What the area is like
Bur Dubai covers Al Souq Al Kabeer, Al Fahidi, Mankhool, Al Raffa, Al Karama, Oud Metha, Umm Hurair and Al Kifaf. It is dense and lived-in: older mid-rise apartment blocks, shops, schools, hospitals and the BurJuman mall, with Downtown and DIFC 10–15 minutes away by car.
Who it suits
People who want a central address with the metro on the doorstep, and investors looking for rental demand from the many people who work nearby. The choice of new buildings is narrow, so compare each project carefully.
Where the new projects are
Wasl 1 in Al Kifaf, between Zabeel Park and Sheikh Zayed Road, is a large master project with Park Views Residences and Avenue Park Towers. In Dubai Healthcare City (Umm Hurair) smaller residential buildings are under construction, including Azizi Emerald.
Transport
BurJuman is the interchange of the Red and Green metro lines; Al Fahidi, Al Ghubaiba, Oud Metha, ADCB and Al Jafiliya stations also serve the area. Abras and the water bus cross the Creek to Deira.
