Dubai off-plan market in numbers
A summary table of 14 Dubai areas built on official open data from the Dubai Land Department (DLD): actual sales transactions over the last 12 months and the registry of projects under construction. The data is refreshed with every new DLD export.
In short Source: Dubai Land Department open data on the data.dubai portal. Prices are medians of registered sales over 12 months, not advertised prices. For each area: price per m², studio, 1 and 2 bedrooms, off-plan share, projects under construction and past their handover date. The table can be downloaded as CSV and quoted with a link to this page.
How we calculate We take the DLD Real Estate Transactions export and keep sales over the last 12 months. The median is the middle of the range: half of the deals are cheaper, half are more expensive, so a few expensive penthouses do not skew it. Apartment prices are medians of unit sales with the given number of bedrooms. The three-year change compares the median price per m² of the first year in the series with the current year.
Limitations The median also reflects what is being sold: if an area launches a lot of new, pricier off-plan stock, the median rises faster than the price of any given apartment. This is not a valuation of your home and not investment advice. Area boundaries follow DLD master projects and zones.

The lowest median price per m² among the 14 areas is in Al Furjan (AED 15,157); the highest is in Palm Jumeirah (AED 38,301). Since 2023 the median price per m² has grown most in Dubai South (+62%) and Al Furjan (+38%). Off-plan accounts for the largest share of sales in Dubai Islands (98%) and Dubai South (91%), and the smallest in Dubai Marina (7%). Of 717 projects under construction in these areas, 209 (29%) are past their planned handover date.
