Can foreigners buy property in Dubai?
Yes. Foreign nationals can buy homes in Dubai with full ownership in designated districts known as freehold areas.
In short Ownership is registered in freehold areas. No residency or visa is needed to buy. Ownership is registered by the Dubai Land Department. As a rule the purchase can be completed remotely by power of attorney.
What freehold means These are areas where foreigners may own property with no time limit. They include Dubai Marina, Downtown Dubai, Business Bay, Palm Jumeirah, JVC, Dubai Hills Estate and many others.
What documents you need A valid passport is enough to buy. Once a ready property is fully paid for, the owner receives a Title Deed; a sale of property under construction is registered in the Oqood system.
What ownership gives you You can rent the property out, sell it or pass it on by inheritance. Owning a home above a certain value makes you eligible to apply for a residence visa.
Can you buy remotely? Yes, many buyers complete the deal remotely: the booking and contract are signed electronically, and a power of attorney can be issued for registration.
Costs for foreigners Terms are the same for foreigners and UAE nationals: the 4% DLD fee and registration charges. There is no separate purchase tax for foreigners.
