The largest and wealthiest emirate covers most of the country. Its market is calmer than Dubai's, and buyers favour Saadiyat, Yas and Al Reem islands.
In short About 87% of the UAE's territory is the emirate of Abu Dhabi. The town was founded by the Bani Yas in the 18th century after they found fresh water on the island. Sheikh Zayed bin Sultan Al Nahyan became the first President of the UAE. Since 2019 foreigners can own homes outright in investment zones.
History According to tradition, in the 18th century Bani Yas hunters found fresh water on the island, and the ruling family soon moved there. A watchtower built to guard the well grew into Qasr Al Hosn, the city's oldest stone building. Oil was found offshore in 1958 and exports began in 1962. In 1966 Sheikh Zayed became ruler; in 1971 he united the emirates and became the UAE's first President.
Abu Dhabi today The national capital and home of the oil and gas companies and the largest sovereign wealth funds. Saadiyat Island has become a cultural district with the Louvre Abu Dhabi, while Yas Island has Ferrari World, Formula 1 and Warner Bros. World.
Where to buy Premium homes by the beaches and museums — Saadiyat Island. Entertainment and family communities — Yas Island. Central towers — Al Reem Island and Al Maryah Island. A waterfront between the city and the airport — Al Raha Beach. New projects — Al Hudayriyat Island. The largest developers are Aldar, Bloom, Imkan and Modon.
Rules for foreign buyers Foreigners buy in investment zones. Since 2019 full freehold ownership is allowed there; before that, long-term rights applied. Transactions are registered with the Abu Dhabi Real Estate Centre (ADREC). The Golden Visa for property of AED 2 million or more applies here too.
